Frequently asked questions
Is subletting legal in NYC?+
Yes, with conditions. Under NYC law (Real Property Law §226-b), tenants in buildings with 4+ units have the right to sublet with landlord consent. Landlords cannot unreasonably withhold consent. Always check your lease and notify your landlord in writing.
How is SubletNY different from Airbnb?+
SubletNY is built for residential subletting (weeks to months), not vacation rentals. No hotel-style markup, no tourist competition, and all listings come from actual NYC leaseholders.
How do I contact a lister?+
Each listing shows the lister's name. Copy the listing link and reach out directly. SubletNY does not intermediate payments.
What neighborhoods are available?+
We have listings across Manhattan, Brooklyn, and Queens. The most active neighborhoods are Williamsburg, Lower East Side, Soho, and the Upper East Side.
