Community Agreements

SubletNY works because everyone on the platform — hosts and guests alike — holds up their end of the deal. These are not terms of service; they're the shared expectations that make the community trustworthy.

For hosts

  • List honestly. Your photos, description, price, and availability must accurately represent the apartment. Do not exaggerate square footage, hide significant defects, or use photos from a different unit.
  • Only list apartments you have the right to sublet. Review your lease before listing. Many leases require landlord approval for sublets. You are responsible for complying with your lease and New York law.
  • Respond promptly. If someone inquires about your listing, respond within 48 hours — even if only to say it's no longer available.
  • Honor agreements you make. If you agree to a sublet arrangement, follow through. Last-minute cancellations cause real harm to people who have made travel or housing plans.
  • Hand over a clean, working apartment. The space should be in good condition when a subtenant moves in — nothing broken, nothing hazardous.

For guests

  • Treat the apartment like it's yours — because it kind of is. You are a guest in someone's home. Leave it in at least as good a condition as you found it.
  • Communicate before problems become disputes. If something breaks or you need to adjust dates, reach out to the host early.
  • Respect the building and neighbors. Follow building rules, keep noise to a reasonable level, and be courteous in shared spaces.
  • Do not re-list the apartment. You may not list the unit on any other platform or rent it out to a third party during your stay.

For everyone

  • No discrimination. SubletNY is committed to fair housing. You may not refuse to rent — or offer different terms — based on race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, or any other protected class under New York City, state, or federal law.
  • No harassment. Any threatening, abusive, or discriminatory behavior toward another user will result in immediate removal from the platform.
  • Be honest about who you are. Do not impersonate another person or misrepresent your identity. Fraudulent accounts will be removed and reported to authorities if warranted.

Enforcement

SubletNY reserves the right to remove listings, suspend accounts, or permanently ban users who violate these agreements. If you encounter a listing or user that breaks these rules, contact us and we will investigate.

These agreements are a living document. As the community grows and new situations arise, we will update them and notify users of material changes.
